We hired Claudine Gruen and her team at Garthchester Realty to take over management of our building
in Long Island City (a new development with 48 condominium units, 17 parking spaces and a commercial
component). The previous management company was more of a bookkeeper, even though they were
paid to manage the building. Garthchester is the complete opposite. They do a great job with the basic
functions of management (staffing, finances, insurance, compliance, application processing, etc.), and
she also manages the building as if she owned it. For example, Claudine identified multiple new sources
of income, including licensing the top of our elevator machine room to a major television network, she
educated the board that the certificate of occupancy permitted personal storage, in a room in the cellar,
that we could fit out with lockers, and that could be rented to building residents, as opposed to the
previous use of the storage room (a hangout area for building staff). Claudine and Garthchester Realty
also meticulously manages the expense side of the ledger and they will not allow the building to overpay
for any outside services. She reduced our operating expenses by more than 10% through replacing
vendors and other measures, but while maintaining the highest possible service level. Claudine and the
team at Garthchester Realty has successfully, safely and cost effectively guided us through Local Law 11
and one of her first acts was advising the board against a building-wide replacement of an antiquated
intercom system. Instead, Claudine sourced a cloud-based smartphone video intercom solution that
saved the building thousands of dollars and created a superior intercom experience for residents, guests
and staff members.
